Spray Foam Insulation in Mansfield, TX

About two-thirds of Mansfield’s homes were built since 2000, most with the ductwork in the attic. We seal those attics with open cell foam and insulate new homes before drywall, in all three counties the city touches.

Mansfield is young in housing terms. The city had 28,031 residents in 2000, 56,368 in 2010 and 72,602 in 2020, and census estimates have it past 84,000 since then. About two-thirds of the homes standing today were built in 2000 or later, and builders are still adding more. Most of Mansfield is in Tarrant County, with small parts in Johnson and Ellis counties. For insulation, that means two kinds of work here: fixing attics in houses from the 2000s and 2010s, and getting new houses right before the drywall goes up.

Homes in Mansfield

A typical Mansfield house went up in the 2000s or 2010s on a slab, with the furnace or air handler and the ductwork in the attic. In a vented attic the insulation lies on the ceiling and the ducts sit above it, out in heat that can pass 130°F on a summer afternoon. Any leak in those ducts either pulls in attic air or dumps cooled air into the attic.

Open cell foam sprayed about 5.5 inches deep on the underside of the roof deck, close to R-20, moves the edge of the conditioned house up to the roof. The attic stays much closer to indoor temperature, so the ducts stop fighting the heat around them. See how we approach attic spray foam, including the combustion air check we do first when a gas furnace or water heater sits in the attic.

Mansfield has older homes, too. Some houses along the fairways of Walnut Creek Country Club date to the late 1970s. In a house that age, the original attic insulation may be thin, dusty or damaged by pests, and we can vacuum it out before spraying. See insulation removal.

New construction in Mansfield

Builders are still busy here. South Pointe, a master-planned community of more than 870 acres on the Johnson County side near US 287, is one of the places where new homes are going up. If you are building, spray foam goes in after the plumbing, electrical and HVAC rough-ins and before drywall. It covers two areas: the exterior walls and the underside of the roof deck.

In 2×4 walls, a full 3.5 inches of open cell or 2 inches of closed cell lands near R-13. On the roof deck, open cell at about 5.5 inches gives roughly R-20 and keeps the HVAC inside conditioned space from the first day you live there. Closed cell is denser, stiffens the framing and works as a vapor retarder at about 1.5 inches and up, so it is worth a look for a garage you plan to cool or for the floor of a room built over one.

Foam in walls and living areas gets covered by drywall, so the schedule matters. We work from your builder’s timeline and need the framing open and the rough-ins finished when we arrive. Our new construction page explains how the foam fits into a build.

Mansfield spray foam questions

The game room over our garage never cools down. Can foam fix that?

A room over a garage gains heat from more than one side: the attic around it, the knee walls that border attic space, and the garage below. Sealing the roof deck with open cell brings the attic and the knee-wall spaces inside the conditioned envelope. The floor over the garage is a separate piece, and if the garage ceiling is ever opened up, foam there helps too. We look at all of it during the measure.

Our house was built in 2015. Is it too new to need foam?

Age matters less than where the ducts are. A 2015 house with its HVAC in a vented attic has the same summer problem as a 1985 house: cooled air running through a very hot space. If the upstairs runs warm, or the system runs nonstop on August afternoons, the attic is the first place we look, and we will tell you plainly if foam is not the fix.

We’re in an HOA neighborhood. What will the neighbors see?

Our spray rig parked in your driveway or at the curb for the day, and a hose running into the house through a door or window. The rig’s generator makes steady engine noise while we spray. We work daytime hours. If your HOA has rules about trailers, parking or work times, tell us when you book and we will plan around them.

Do you work in the Johnson County and Ellis County parts of Mansfield?

Yes. Most of Mansfield sits in Tarrant County, but the city reaches into Johnson and Ellis counties, and we cover all of it, South Pointe included. The measure is free and on site, and the written quote usually follows within 24 hours.
