Denton is really three places to insulate. Between the courthouse square and UNT are blocks of houses built before 1960, and most of them sit on pier and beam. Around the edges of town are subdivisions from the last 25 years, with more master-planned communities going in along I-35W. And past the city limits, where the power lines usually belong to CoServ or Oncor rather than Denton Municipal Electric, you find horse barns, steel shops and barndominiums. Each one calls for a different foam plan.

Homes in Denton

Denton’s housing is split between old and new. Nearly half of it has gone up since 2000, the median home was built in 1997, and about half of all homes are rented. The core of town is much older. The West Denton historic district, roughly bounded by Hickory Street, Panhandle Street, Carroll Boulevard and Ponder Avenue, has more than 300 houses built between 1890 and 1957, many of them Craftsman bungalows, and most sit on pier and beam foundations. Oak-Hickory and the streets around Bell Avenue near TWU hold more houses from those years.

In a pier-and-beam house the floor matters as much as the attic. Outside air moves through the crawl space under the house, so floors run cold in winter, and the rim joists around the edge of the floor framing leak air all year. Closed cell foam on the rim joists and the underside of the subfloor seals that path. Exposed foam in a crawl space may call for an ignition barrier coating. See crawl space spray foam.

In the newer subdivisions the plan moves to the attic. The air handler and ducts usually sit up there, where summer air can top 130°F. Spraying 5.5 inches of open cell under the roof deck, roughly R-20, pulls that equipment inside the conditioned space. How that job runs is laid out on the attic spray foam page.

New subdivisions and rural property around Denton

New construction is moving to the south and west sides of town. Landmark, Hillwood’s community on the old Hunter Ranch along I-35W, opened its first model homes in April 2026, and Cole Ranch next door is planned to follow. Robson Ranch, the 55-plus community off I-35W, sits in the same corridor. If you are building a custom home, or your builder lets you choose the insulation, the time for foam is once the rough-ins are done and before the drywall goes up, when the studs and roof deck are still bare. See spray foam for new construction.

Out in the county you find horse farms, steel shops and barndominiums on acreage from Sanger to Pilot Point. Steel buildings get closed cell foam. It keeps humid air off the cold steel so the panels stop sweating, and from 1.5 inches up it doubles as a vapor retarder while stiffening the building. The spec we recommend for a barndominium is about 3 inches on the roof for roughly R-20 and 2 inches on the walls for about R-13, with drywall covering the foam in the living space. Details are on the barndominium page, and post-frame horse barns and equipment sheds are covered on the pole barn insulation page.

Denton spray foam questions

My house near the Square is on pier and beam. Should I start with the crawl space or the attic?

Start with whatever bothers you more. Cold floors and drafts in January point to the crawl space, where foam on the rim joists and under the subfloor stops outside air from moving under the house. Hot rooms in July point to the attic. The free on-site measure looks at both, and you can stage the work, one part this year and the other later.

I own a rental near UNT. How long do the tenants need to be out?

Plan on everyone, pets included, being away for roughly 24 hours once spraying is done. The simplest window is between leases, when the house is empty anyway. If tenants are living there, give them plenty of notice and plan a night elsewhere for them. Crawl space work under a pier-and-beam rental needs the same planning as an attic job.

Does a steel shop that is only cooled by fans still need closed cell foam?

If the steel sweats, yes. Condensation can form whenever warm, humid air meets steel that has cooled below the dew point, air conditioning or not, and the drips rust tools and stain whatever is stored underneath. Closed cell sprayed onto the panels stops it and keeps summer heat off the space. More on our metal building insulation page.
