Carrollton is a homeowner’s city and a warehouse city at the same time. It spreads across Dallas County, Denton County and a small corner of Collin County, and its industrial parks hold more than 40 million square feet of space in some 650 buildings. Its housing came early, too: the median home was built in 1988. In both kinds of building, the roof is where the summer heat gets in, and that is where the foam goes.

Homes in Carrollton

Carrollton’s population nearly tripled in the 1970s as growth spilled north out of Dallas, then doubled again in the 1980s. Close to half of today’s homes were built in those two decades. You will find late-1970s and early-1980s houses in Rosemeade, 1980s homes in Josey Ranch, and newer ones in parts of Indian Creek.

A house from those decades has spent between 35 and 55 summers with its air handler and ducts in the attic, where the air can pass 130°F. The AC may have been replaced since, but the attic-floor insulation could be the original, packed down, trampled during HVAC work or nested in by rodents. We recommend vacuuming out old insulation that is damaged or dirty, see insulation removal, and then spraying open cell under the roof deck to a depth of about 5.5 inches, roughly R-20. Sealing the deck moves the ducts into conditioned space. If the furnace or water heater up there burns gas, its combustion air gets checked before the attic is closed up. The attic spray foam page has the details.

Warehouses and commercial space in Carrollton

Valwood Industrial Park, in the northwest corner of I-35E and I-635, has about 500 buildings and more than 26 million square feet on its own. Frankford Trade Center fronts I-35E at Frankford Road, and the Trinity Mills industrial park adds more. From a few leased bays of office/warehouse to a whole distribution building, the roof takes full sun all day, and in a one-story warehouse it covers every square foot of floor.

Where a roof deck or wall is steel, it causes two problems. It carries summer heat straight into the space, and it sweats when warm, humid air meets the cooler metal, dripping on inventory, machines and the slab. Spraying closed cell foam onto the underside handles both. Plan on about R-13 at 2 inches or R-20 at 3 inches. Past 1.5 inches, closed cell also serves as a vapor retarder and adds stiffness to the steel. See commercial spray foam for warehouses and office/warehouse buildings, metal building insulation for all-steel buildings, and closed cell foam for how the material works.

Carrollton spray foam questions

Can you spray our warehouse without shutting the business down?

Usually, if the work is split up. The area being sprayed has to be cleared, and people need to stay out of it for about 24 hours afterward. Spraying one section at a time, or over a weekend, lets the rest of the building keep running. Bring your shipping and work schedule to the free measure so the plan fits around it.

Does the old insulation in my 1980s Carrollton house have to come out?

Not always. If the insulation on the attic floor is dry and clean, it can stay when the foam goes on the roof deck. It should come out if rodents have nested in it, if a roof leak has soaked or stained it, or if it is piled so deep that it blocks access to the deck. The free measure is where that call gets made.

Should a steel roof deck get open cell or closed cell foam?

Closed cell. On steel the foam has to stop condensation as well as heat, and closed cell becomes a vapor retarder once it is 1.5 inches thick or more. That is why steel decks, metal buildings and shop roofs get closed cell, while the wood roof deck over a house’s attic normally gets open cell.

We run a small shop out of a steel building behind the house. Is that too small a job?

No. A backyard steel shop has the same two problems as a warehouse, heat through the panels and condensation on the steel, just on a smaller roof. Closed cell on the walls and roof at about 2 inches handles both. The price table on this page includes a 30 by 40 foot shop, and the shop and garage insulation page covers garages and workshops.
