Irving grew in layers, and each layer insulates a little differently. The city had about 2,600 people in 1950 and more than 97,000 by 1970, as developers bought up farmland to meet the postwar housing shortage. Las Colinas started on the north side in the 1970s, DFW Airport opened on the western edge in 1974, and Valley Ranch filled in north of I-635 from the 1980s on. So a job here might be a 1950s house in Irving Heights, a newer home along the Valley Ranch canals, or a flex building off North Royal Lane.

Homes in Irving

Irving’s neighborhoods mix decades. In Irving Heights, about a third of the homes date to the 1950s and 1960s, and many of the rest came in the 1970s and 1980s. Las Colinas, laid out in the 1970s, has about 3,400 single-family homes. Valley Ranch, which took off in the 1980s, has about 4,000.

If your ducts run through the attic, as they do in most Texas houses, they spend every summer afternoon in air that can pass 130°F. The cool air inside them gains heat on the way to your rooms, and any leak at a joint dumps that cooled air into the attic instead. Open cell foam on the underside of the roof deck, about 5.5 inches for roughly R-20, seals the attic and puts the ducts on the conditioned side of the house. Our attic spray foam page walks through how that works.

Older Irving houses add two checks before we spray. First, if a furnace or water heater in the attic burns gas, we confirm it will still get enough air to burn safely once the attic vents are sealed over. Second, the insulation on the attic floor may be decades old, packed down or torn up by rodents. Once the roof deck is sealed it isn’t doing any work, so if it’s in bad shape we can remove it first and leave you with a clean attic.

Flex space and warehouses near DFW Airport

Las Colinas has about 22 million square feet of office space, and the business parks along North Royal Lane in the Freeport area, about three miles northeast of DFW Airport, hold flex and warehouse buildings of many sizes. Flex buildings put offices and open warehouse space under one roof, and the warehouse side is usually the harder part to keep comfortable.

In a flex suite, the warehouse bay often has a bare roof deck overhead and no ceiling to slow the heat. Spraying closed cell foam on the underside of that deck, about 2 to 3 inches for roughly R-13 to R-20, cuts the heat coming through the roof and seals the gaps where dust and hot air leak in. It also stiffens the deck. In a steel building, it ends the dripping from cold panels on humid mornings, since moist air can’t reach metal that’s coated in closed cell. Our commercial spray foam and metal building insulation pages go into the details.

Irving spray foam questions

Is spray foam worth it in a 1950s or 1960s Irving house?

It often makes a bigger difference there than in a newer house, because older homes tend to leak more air through the ceiling and started with less insulation. We’d begin with the attic: open cell under the roof deck if your ducts are up there, after checking any gas appliances. If the house has been added onto over the years, each roof section gets measured and priced on its own.

We own a rental house in Irving. Do the tenants have to move out?

No. More than half of Irving households rent, so plenty of owners are in the same spot. Tenants and pets need to stay out for about 24 hours after spraying, and most homes are sprayed in one or two days. Attic work happens through the attic access, and we cover the floors and furniture along the way. Give your tenants the dates early so they can plan a night away.

Do you insulate flex suites and warehouses near DFW Airport?

Yes. We spray closed cell foam on roof decks and walls in warehouses, office/warehouse buildings and metal buildings, including the business parks along North Royal Lane and around Las Colinas. If you lease one suite in a larger building, we can measure and quote just your space. Tell us whether the warehouse side is air conditioned, since that affects how much foam makes sense.
