Commercial buildings around Dallas–Fort Worth have the same two problems as any metal building, just bigger: a roof that soaks up the Texas sun all day, and steel that sweats when humid air reaches it. Spray foam handles both, and because it goes on in one continuous coat, it also seals the panel laps, eaves and wall-to-roof joints that let dust, birds and hot air in.

Buildings we insulate

  • Warehouses and distribution space. Closed cell under the roof deck and on the walls cuts heat and stops drips on stock and equipment.
  • Office/warehouse and flex buildings. The warehouse bays get foam on the deck; office areas can take open cell above the ceiling or on the deck.
  • Churches, gyms and event halls. Big open rooms under steel or wood roofs, where comfort and noise both matter.
  • Ag and equipment buildings. Hay barns, equipment sheds and livestock buildings. See pole barns.
  • Retail and restaurants in metal buildings, where the roof is the biggest source of heat.

Working around your business

We plan the job around how the building is used. Large buildings are done in sections: we clear and mask one area, spray it, and move on, so the rest of the building keeps working. Evenings and weekends are possible for spaces that can’t close during the day. People need to stay out of each sprayed section for about 24 hours.

Codes, coatings and inspections

In an occupied commercial building, foam usually has to be separated from the space by a thermal barrier, such as drywall, or by a tested coating approved for that use. In some areas an ignition barrier coating is enough. Requirements depend on the building and the local building official, so we confirm them before we quote and list the coating on your quote. We can provide product data sheets and evaluation reports for your architect, general contractor or inspector.

Lifts and access

High roofs mean lifts. We bring the equipment needed to reach the deck and plan its path through the building. If racking, machinery or a finished ceiling is in the way, we will walk the space with you first and work out what has to move.

How it is priced

Commercial work is priced per square foot of surface, at a given thickness, the same way as our other jobs, plus lifts and coatings where needed. Big jobs are quoted from plans or a site walk. See our rates on the spray foam cost page, and read how foam stops condensation on metal buildings.

Commercial questions

Can you spray while we are still operating?

Usually, yes, in sections. The area being sprayed has to be cleared of people and masked, and it stays closed for about 24 hours. The rest of the building can keep working. We build the sequence around your shipping, service or production schedule.

Do you work for general contractors?

Yes. We quote from plans and specs, carry the foam scope through submittals, and schedule around the other trades. Send us the drawings and the insulation spec to start.

What thickness do warehouses usually get?

Most of our warehouse quotes call for 2″ to 3″ of closed cell on the roof deck, about R-13 to R-20, and 1.5″ to 2″ on the walls. If the space will be air conditioned, the roof usually gets the thicker number.

Is spray foam better than the vinyl-faced insulation already in our building?

If the facing is torn and the fiberglass is wet or sagging, it is no longer doing much, and condensation is likely reaching the steel. Foam replaces it with a continuous, moisture-resistant layer bonded to the panels. If the existing insulation is in good shape, we may suggest leaving the roof and doing the walls.
